Mangrove Place

Client sector: Residential real estate | Location: UAE | Role: Independent third-party structural review
ESG acted as the independent third-party structural reviewer for Mangrove Place. It is a 29-storey waterfront residential tower in a prime district. Our role was to check the structural design for safety and compliance. Independent review gives clients and authorities added confidence.
Building Profile
Mangrove Place is a mid-rise residential development by the waterfront. It rises to 29 floors in a cosmopolitan downtown setting. The tower offers a mix of one, two, and three-bedroom apartments. Built-up area is approximately 77,000 square metres. Direct waterfront frontage shapes two sides of the building.
Scope of Work
- Independent third-party review of the structural design.
- Checking of the structural analysis models and assumptions.
- Verification against the governing design codes.
- Review of the foundation and lateral-stability systems.
- Reporting of findings and recommendations to the client.
Review Approach
Our engineers re-examined the load paths through the tower. Wind and gravity actions were checked against code limits. Lateral stability and core behaviour received close attention. Foundation design was reviewed for the waterfront ground conditions. Each finding was documented with a clear recommendation.
Engineering Considerations
The tower’s stepped, terraced form creates an uneven load path. Each setback shifts weight and changes how forces reach the foundations. The waterfront location also raised questions over ground and water conditions. Our review traced these effects from the roof down to the piles. We confirmed the lateral system could resist wind on an exposed site. The checks gave a complete picture of how the building stands up.
Value of Independent Review
Third-party review tests a design against a fresh set of eyes. It confirms safety and flags any items to resolve early. This protects programme, cost, and long-term performance. ESG delivered an impartial, code-anchored verification of the tower.
