HBK Building

HBK Holdings Building, Qatar - structural engineering by ESG

Client sector: Commercial Real Estate  |  Asset: Mixed office and retail high-rise

ESG provided the full structural engineering design for the HBK Building. It is a modern commercial high-rise built for premium office and retail use. The building sits in a prominent business district. The design had to balance heavy loads with flexible, lettable floor space.

Building Profile

The structure includes four underground basement levels. Above ground it has a ground floor, a mezzanine, and ten upper floors. Together these provide roughly 47,000 square metres of built-up area. The deep basement supports parking and building services. The upper floors are planned for efficient office and retail tenancies.

Structural Approach

The structural system was tuned for high load efficiency. Column grids were set to keep interiors open and flexible. This lets tenants reconfigure space with minimal structural change. The basement design addresses earth pressure and waterproofing needs. The frame was sized to control deflection and vibration on long office spans.

Scope of Work

  • Complete structural engineering services for the high-rise.
  • Structural modelling, analysis, and calculation reports.
  • Preparation of all detailed structural design drawings.
  • Coordination of the deep basement and superstructure interfaces.

Durability and Standards

The design follows international safety standards. It also targets recognised sustainability benchmarks. Durable materials were specified for a long service life. This lowers repair and replacement costs over time. The result is a robust, future-proof corporate asset.

Project Outcomes

  • A frame that meets international safety and durability standards.
  • Flexible floor plates that maximise tenant value.
  • A deep basement coordinated with the superstructure.
  • A future-proof asset designed for a long service life.

The HBK Building shows how efficient structural design protects both safety and commercial value. Early engineering input reduced risk on a complex high-rise. ESG continues to support commercial real estate projects with practical, durable engineering.
